Since 1993, Above All Store Fronts has been involved with a variety of important projects in New York and the surrounding areas to provide top-tier architectural glazing and cladding services, but we are especially proud when it involves a project that will contribute to upgrading and servicing the community. Recently we completed work on the Sutphin Senior Residence and Clinic, a structure that will offer low-income seniors and formerly homeless adults affordable housing. Located at 9704 Sutphin Blvd. in Jamaica, NY, it will consist of 173 units and an on-site health center which has been much needed in the area for a long time.


ENERGY EFFICIENCY
This Jamaica housing residence is expected to meet rigorous Passive House standards. By significantly reducing reliance on municipal energy supplies, the Passive House standard helps push toward a goal of zero emissions in the operation of residential buildings and we worked diligently to provide creative solutions to accomplish this.
The Passive House (Passivhaus) standard is “a voluntary building performance benchmark for ultra-low energy consumption, exceptional thermal comfort, and excellent indoor air quality, achieved through five core principles: superior insulation, airtight construction (max 0.6 ACH50), high-performance windows, thermal bridge-free design, and heat recovery ventilation (HRV). This approach dramatically cuts heating/cooling energy (up to 90% less than standard homes) by creating a tightly sealed building envelope, making it comfortable year-round with minimal active systems, applicable to any building type or climate.”
SAFETY
Balancing high level performance while meeting strict local and state housing codes is always a challenge, but our team of knowledgeable professionals incorporated several key safety elements to better protect the residents, (some of whom can be quite elderly) of this structure. Accident prevention has always been a priority incorporated into all of our work, but we gave it increased visibility for this project.
This included:
- For fire rated requirements, we used Mcgrory Fuego Lite FR storefront system (approx. 420sqft) with 90 min fire rated glass with American Window Film Bird safe film. 3 Forster Presto FR doors were utilized from Mcgrory also meeting a 90 min rating
- 135 sqft of ¼” clear mirror with safety backing was utilized in the fitness room
- -215 sqft of Kawneer 451T (2” x 4-1/2”) center glazed with 1” clear tempered IGU. 547 sqft of Kawneer 451 (2” x 4-1/2”) center glazed with ½” clear tempered glass
- 2,030 Sqft of Kawneer 1600-1UT (2-1/2” x 6-3/8”) curtain wall including Airolite SCC550 storm louver with blank off panel and bird screen, glazed with triple laminate 1-15/16” SN68 with guardian bird 1st UV
PERFORMANCE AND STYLE SOLUTIONS
Within the building there will be a 15,000-square foot health center with various spaces for the community to gather and help residents remain physically engaged. The entrances and corridors are specifically designed to accommodate those residents who have difficulty with their mobility and are often challenged when trying to get around. This included:
-(6) Kawneer 350T Medium stile thermally broken entrance doors
-(2) Assa Abloy Besam SL-500 Auto sliders
-200 sqft 24 lites of ¼” clear tempered glazing with decorative film was set into hollow metal doors & sidelites
-(2) 13’ x 5’ Lamilux PR-60 high performance skylights were provided by 475 supply
Castle Architectural Metals provided 205 sqft of charcoal ACM panels on the 2nd floor terrace & 315 sqft of spectra ocean blue ACM panels at the 1st floor main entrance and canopy both framed with Smart CI thermally broken fiberglass z-girts.
